Once a tenant has found a suitable property, references will be taken up through a referencing agency and all adult occupiers over the age of 18 will be named on the tenancy agreement.

In order to proceed with the rental property, a holding fee equivalent to 1 x weeks will be paid by the applicant to Martin Pendered & Co.

If the application is successful then the holding fee will be deducted from the first months rent.

Applicants must confirm the full details/amounts of any adverse credit history, ie County Court Judgements, Court Decrees, Bankruptcy, Administration Orders, Individual Voluntary Arrangements, or any other adverse credit history whether settled or not, in order to proceed with the application.

Applicants must confirm accurate annual income and provide 3 x months payslips. An employee reference must also be provided to confirm the income of the applicants.

If the above information is not provided then we will be unable to proceed with the application.

Should the applicants fail the credit checks due to misleading/dishonest information then the holding fee will be retained by Martin Pendered & Co. Should the applicant withdraw from the agreement the holding fee would be retained by Martin Pendered & Co.

A deposit equivalent to 5 weeks rent will be held for the duration of the tenancy.

The Tenant will be charged £200 for a variation of tenancy.
